Why Every Project Needs Expert BIM Audit today? 🚨
BIM audits are essential for keeping construction projects on time, avoiding costly delays, and making sure all disciplines work together smoothly. Skipping BIM audits can lead to serious problems and not just during design and construction… but also long-term issues during building operation & Facilities Management (FM).
At @BIM KARELA, we recently carried out a BIM audit at RIBA Stage 4 and found several recurring issues that could have caused major setbacks:
❌ Project Base Point & Survey Point: Incorrect in every model, not aligned with the BIM Execution Plan (BEP) 🚨
❌ Model File Names: Inconsistent across disciplines, not following the Exchange Information Requirements (EIR) 🗂️
❌ COBie Data: Missing entirely, zero structured asset data provided 📉
❌ Uniclass Classification: Parameters named differently in each model, and many left unpopulated 🤦♀️
❌ Clashes: Between disciplines and within them e.g. ducts vs. pipes, columns vs. doors 💥
❌ Level of Information Need (LoIN): Several elements not modelled to the required detail per the Model Production and Delivery Table (MPDT) 📏
❌ Rooms: Named and numbered consistently, but not in line with the EIR 😵
❌ Project Splash Screen: Left completely blank, missing key project metadata 😬
❌ and many more… 🧩
The above issues led to misaligned models, broken or missing data, and serious inefficiencies during coordination. If we hadn’t fixed them early, the Client would have received handover BIM deliverables that couldn’t be used in their CAFM (Computer-Aided Facilities Management) system, leaving them without the essential information needed to operate the building!
